These Booking Terms govern bookings and stays at Agriturismo Azienda Agricola Saettà di Casagrande Marco, Località Saettà 155, 32026 Borgo Valbelluna (BL), Italy, VAT no. 04332100264 (hereinafter “the Property”). By making a booking, the Guest declares that they have read and accepted these terms.
1. Booking and confirmation
Bookings can be made through the website, the online booking system (Smoobu), by email or by telephone. A booking is only confirmed once it has been accepted by the Property and the amount due has been paid. The Guest is responsible for ensuring that the details provided are correct.
2. Prices, taxes and payment
Prices are quoted per room/unit and per night, unless otherwise stated. Payment is made in full at the time of booking, directly on the website through the payment provider Stripe (credit/debit card and other methods made available). The booking is confirmed once payment has been successfully completed.
The municipal tourist tax (where applicable) is €1 per person per night, at the rates set by the Municipality of Borgo Valbelluna. It is not included in the room price: when you book on our website it is paid online together with your stay.
3. Cancellation policy
Bookings can be cancelled free of charge up to 7 days before the arrival date, by writing to agriturismosaetta@gmail.com or on WhatsApp at +39 346 089 9293. In this case, the amount paid will be refunded in full within 14 days using the same payment method or, if the Guest prefers, converted into a voucher of equal value which can be used at Agriturismo Saettà for stays, meals or purchases of our products.
For cancellations made with less than 7 days’ notice before the arrival date, or in the event of failure to arrive (no-show), the Property will retain the price of the first night; any difference already paid will be refunded. This is without prejudice to any different arrangements agreed with the Property.
Any special offers may be subject to different conditions, set out on the offer page: in that case, those conditions apply.
4. Check-in and check-out
Guests can check in from 17:00 to 19:00; guests must check out by 10:00, unless otherwise agreed with the management.
On arrival, in accordance with public security regulations, all guests must present a valid identity document; their details will be communicated to the competent authorities.
5. House rules
- Smoking is not permitted inside the buildings.
- Guests wishing to bring pets must request this and agree it with the Property at the time of booking.
- Any reservation for dinner must be made by 15:00 on the day of arrival.
6. Liability
The Property is not liable for unforeseeable events or events of force majeure. The Guest is liable for any damage caused to items or facilities during the stay. As this is a working farm, the Guest must follow the safety instructions relating to the rural areas, the animals and the equipment.
7. Complaints
Any complaints should be reported promptly to the Property using the contact details provided, so that they can be dealt with swiftly.
8. Governing law and jurisdiction
These Terms are governed by Italian law. For contracts concluded with consumers, the courts of the place where the consumer resides or is domiciled, if located in Italy, have exclusive jurisdiction. The European Online Dispute Resolution (ODR) platform was closed on 20 July 2025; consumers may still turn to the alternative dispute resolution (ADR) bodies provided for by the Italian Consumer Code (Codice del Consumo).
